Bridging finance moves on documents. Valuations, schedules of works, credit reports, company details and exit strategies all need to be read, checked and understood before a lender can decide. At Ponte Finance, that work is now supported by LIA, an AI assistant built into the way Ponte handles every deal.
In short: LIA, short for Lending Intelligence Agent, is the AI layer that works across each deal inside Ponte Lending OS, Ponte’s lending operating system. LIA reads and organises documents, checks for missing or inconsistent information, prepares a structured assessment for the team and updates it when the facts change. LIA supports the decision. The Ponte team approves the loan.
What LIA is
LIA is not a separate tool that borrowers or brokers need to learn. It works in the background of Ponte Lending OS, the system Ponte uses to manage each bridging loan from first enquiry to completion. Every deal has one record, and LIA works on that record so that information is complete, consistent and ready for the people who make lending decisions.
One deal record, four tasks
LIA carries out four tasks on every deal.
Reads and organises
LIA extracts information from PDFs, images and forms and organises it within the deal record. Details that would otherwise be copied by hand from one document to another are captured once and kept in one place.
Checks and flags
LIA identifies missing data, inconsistencies between documents and potential eligibility issues against Ponte’s lending criteria. Gaps are raised early, so borrowers and brokers can be told exactly what is needed instead of waiting for the problem to surface later.
Scores and recommends
LIA prepares an internal deal score, a summary of the key issues and a recommended next action for the Ponte team. This gives the team a consistent starting point for every review. It is an input to the team’s assessment, not a decision.
Updates the analysis
Deals change. When a valuation arrives or deal information is revised, LIA re-runs its assessment so the team always works from the current position rather than an out-of-date summary.
Why the decision stays with people
Every lending decision at Ponte is made by the Ponte team. LIA’s role is to make sure that team has complete, organised and up-to-date information in front of it. Judgement on the property, the borrower, the transaction and the exit remains a human responsibility.
This division is deliberate. AI is well suited to reading large volumes of documents quickly and applying the same checks every time. Lending judgement depends on context and experience, and on accountability that sits with the lender.
What this means for borrowers and brokers
For the people submitting deals, LIA sits behind several of the commitments Ponte makes on its bridging enquiry service:
- Documents are read and checked on the working day they arrive.
- Missing or inconsistent information is identified early and communicated clearly.
- Each deal has a single, current record, which supports the live status updates borrowers and brokers receive at every stage.
- When a valuation or other key information changes, the assessment is refreshed without starting again.
LIA does not change Ponte’s lending criteria, and it does not guarantee that a loan will be approved or completed by a particular date. Completion still depends on valuation, legal work and the borrower. What LIA helps ensure is that Ponte’s own part of the process is not the cause of delay.
Frequently asked questions
What does LIA stand for?
LIA stands for Lending Intelligence Agent. It is the AI layer that works across each deal inside Ponte Lending OS.
Does LIA approve loans?
No. LIA supports the decision by reading, checking and organising deal information and preparing an internal assessment. Every lending decision is made by the Ponte team.
What kind of documents can LIA read?
LIA extracts information from PDFs, images and forms, such as those supplied during a full application, and organises it within a single deal record.
Do borrowers or brokers interact with LIA directly?
LIA works within Ponte’s systems. Borrowers and brokers deal with a named Ponte contact, and LIA supports that team in the background.
What happens when information on a deal changes?
LIA re-runs its assessment when a valuation or other deal data changes, so the Ponte team always reviews the latest position.
